When the Right-of-Use (ROU) Asset Life is greater than the Lease Term, it indicates a finance lease where the lessee is reasonably certain to exercise a purchase option, causing the ROU Asset Life to reflect the asset's useful life rather than just the lease term, and the asset is amortized over this longer period.
What does it mean when ROU Asset Life is greater than the Lease Term?
ROU Asset Life may be greater for some finance leases
The ROU Asset Life typically matches the Lease Term. However, the ROU Asset Life may be longer than the Lease Term for finance leases if the lessee is reasonably certain to exercise an option to purchase the underlying asset. Since the ROU Asset life is considered to be the useful life of the asset (i.e., the period for which the asset will be available for use), it may be longer than the Lease Term in this case.
The ROU Asset is amortized to expense over the ROU Asset Life. The system requires a Fixed Asset GL Account to be entered on the GL Accounts tab when adding or editing a lease.
The purchase price should be reflected in the Payment Stream section under Step 2: Lease Payments & Classification when adding the lease.
